Where Residential Parking Stops
Owners at gated communities are usually the hardest to convince, and the reason is understandable: the car has never been touched, so the parking must be fine. Theft and vandalism are the risks a gate is built for. They are also the risks least likely to cost you money on a car that sits. Here is what actually does.
The damage that ruins a stored car is chemical and mechanical, and it happens with nobody present. Rubber hardens. Fluids absorb moisture. Fuel goes off. Seals shrink and then leak the first time you pressurize them. A guard at the entrance cannot intercept any of that, because none of it walks through the gate. It is simply time plus temperature.
A covered residential structure is cooler than a surface lot and warmer than a house. It is not conditioned. Through a Las Vegas summer that means interior surfaces cycling all day, every day, for months, while relative humidity sits in single digits and pulls moisture out of every leather and rubber component in the car. Cool to walk through is not the same as stable.
Residential parking is a space, not a service. There is no one checking voltage, no one noticing the car has not been woken in nine weeks, and usually no outlet you are allowed to run a cord to. The first sign of trouble is a car that will not crank on the morning you needed it, followed by a module that has lost its calibration.
Performance tires have stiff sidewalls and soft compounds, which is a bad combination for standing still. Left on one contact patch through a hot season, they take a set. Some of it walks out after twenty minutes of driving. Some of it never does, and you end up buying a set of tires because the car spent the summer parked in a very secure garage.
Valley dust events push fine grit through any structure that is open to outside air, and the western edge of the valley catches its share. The particles settle on horizontal panels, then the first wipe-down drags them across the clear coat. Monsoon weeks add water on top of the dust. Neither one requires anyone to get past the gatehouse.
Say you wanted to solve this in place. You would want a maintainer plugged in, the car on jack stands or a lift, a proper cover, and a transporter able to reach the space. Community rules commonly prohibit most of that list — extension cords, lifts, work on vehicles, and oversized vehicle access. The fixes exist; the location does not allow them.

Getting the Car There
The run between Park Towers and 7185 Bermuda Rd takes about fifteen minutes. From the facility, the Strip is roughly eight minutes out, Harry Reid International is about seven, and Summerlin and The Ridges are around eighteen. If your week involves a plane and a car in the same day, the geometry works in your favor.
Collection from a guard-gated community is a slightly different exercise than collection from a Strip valet lane, and the difference is paperwork rather than driving. You clear our driver at the gatehouse, either as a one-time authorization or as a standing entry on your list. We arrive in the window you set, take the car from your space, and leave. There is no transporter idling at the entrance and no reason for anyone to notice.
At the facility the car is inspected, washed if it needs it, and set on a four-post lift with a cover fitted and a maintainer connected. It then holds 50 to 70°F and 40 to 50% humidity for as long as you leave it. Our own access is by appointment, seven days a week, 9:00 AM to 5:00 PM, and the site is gated and camera-monitored around the clock.
Returns run the same way in reverse. Give us a delivery time and the car arrives at your space clean, charged, and at pressure. Most residents on concierge pickup and delivery settle into a pattern within a couple of cycles: one car out for the summer, another rotated in, and a detail booked ahead of anything they plan to actually be seen in.
Terms are flexible. Some residents run month-to-month storage around a touring or season schedule; others leave a classic car in place for years and only pull it for a show.

Materials fail from repeated expansion and contraction, so removing the daily cycle is what preserves dashboards, leather, hoses and adhesives over a multi-year hold.
The facility is gated, camera-monitored, indoors, and open to appointments only, so there is no walk-in traffic and no public viewing floor. In practice, no, because you rarely make the drive yourself. Concierge pickup and delivery means the car comes to you.
