Residential tower parking is a concrete deck with a roof. Thermally it tracks the outdoors, which in this valley means 115°F peaks and a closed cabin sitting at 160–190°F. It offers no humidity control in a climate that runs at 10 to 15 percent relative humidity, no way to take load off a tyre, and no power at the space for a battery maintainer.
For the car you drive every day, that is all fine — regular use is its own maintenance. For the car that sits between weekends, or the one you leave when you travel, every one of those omissions compounds. Paradise Road runs alongside the convention district, which is an advantage most of the year and a specific problem several times a year. CES in January, SEMA in November and the larger trade shows put enormous transient pressure on every structure in the area, and residential decks near the corridor absorb some of it.
A car that sits still through those weeks is the one that gets boxed in, and in shared structures it is the one that collects the door edge. The residents we see most from Turnberry Place are not storing one vehicle. They are rotating three or four: something modern and usable, something appreciating that rarely moves, and often a motorcycle. A tower allocation cannot hold that, and splitting the fleet between the building and a proper facility is the arrangement that works.
